Acquisition, Sale and Leasing

SB&G real estate and construction law attorneys are experienced in acquisitions, dispositions, financing, workouts and restructurings, land assemblage, development, investments by individuals and institutions as well as pension funds, sale-leasebacks, all types of commercial leasing including office and industrial properties, brokerage law, condominium and time share arrangements, partnerships, limited liability companies and joint ventures. Our clients include banks and other lending institutions, pension funds, not-for-profit organizations, institutional and individual developers and investors, real estate investment trusts, entrepreneurs, start-up enterprises and federal, state and local government.

Construction Contracting Work

Proper documentation is a key element of any dispute prevention program. We provide our clients with competitive advantages through our assistance in contract negotiations and preparation. We have prepared and negotiated complex design and construction agreements, included fixed price, cost plus, design-build, and build-to-suit contracts. The lawyers who draft construction documents are also experienced in mediating and litigating construction disputes. This experience increases the effectiveness of our attorneys to draft documents that avoid disputes.

Dispute Resolution and Litigation Work

A key goal for our real estate and construction law attorneys is to assist clients in resolving disputes when they arise and before they escalate into expensive litigation. Our lawyers are experienced in handling claims in arbitration and mediation proceedings. If litigation develops, we will continue to attempt to create and evaluate settlement opportunities consistent with our clients' goals.

Our trial experience includes litigation of a wide range of construction-related claims before federal and Wisconsin courts. Our recent experience includes the prosecution of construction defect claims on behalf of a 77-unit condominium project against the construction manager, general contractor, and subcontractors.

Collections

SB&G's practice includes prosecuting and defending all types of construction lien claims and collection claims. Our lawyers assist clients in developing and implementing programs to enhance the effectiveness of their collection process. This includes advice regarding contracts, e-contracting, work orders, change orders and other documents.

Lien Service

SB&G offers its contractor, subcontractor and supplier clients an efficient and inexpensive lien filing and tracking service. This service is especially cost-effective for small to mid-sized businesses. We provide the time and information requirements needed to protect and perfect lien rights under Wisconsin law. We prepare, serve and file statutory correct notice and liens for a flat fee. For those clients who prefer to outsource the management of lien law deadline, SB&G will also calculate and track statutorily determined preliminary notice, notice of intent, lien claim and foreclosure deadlines for multiple projects. SB&G then works closely with the client's credit departments to take appropriate action.
